Uneven Floors
Have you noticed gaps between the floors and walls of your home? Have they changed over time whether widening or shortening? Do you stumble or notice a slight rise or bow as you walk across the floor, and/or objects always seem to roll towards a certain point? If yes to any of these, it would probably be best to call us. Theses are clear signs of foundation problems.

Bowing or Bulging Walls
The more severe cases of bowing and bulging walls can be caught and seen by the naked eye. We have the training, expertise, and tools to identify all levels of severity and the earlier this problem is caught, the less damage allowed and the less expensive to address and fix. An evaluation as soon as possible by one of our trained staff can save you thousands or tens of thousands in repair on your home and foundation. Hydrostatic pressure waits for no one.

Wall is Slid Inward at Top or Bottom
One would think this problem sign is easily seen by even most home owners, but the truth is this is one of the most missed problem signs after our full evaluations on foundations. Call it an optical illusion but most human eyes do not catch the leaning of a wall at the top or bottom being that it is spread over usually a large space. Many do catch when a gap grows between the floor or walls or between the walls and ceiling. With either or both these signs immediate addressing of the source of the problem is imperative.

Stair Step or Horizontal Cracks in the Wall

If we were to pick one problem sign that most all home owners catch, it would be cracks in their foundation walls. The classic stair step crack is most common and could simply be from initial settling of the home and could be very minor, or it could be a sign of a major problem. Most of the time we can simply seal the crack since it is an avenue for moisture intrusion and further support it to assist in preventing it from growing any further.

Gaps in Mortar Joints

At this point, the problem has escalated from cracks to gaps and it certainly needs to be addressed. We also often see joints with… no mortar. You heard that correctly. No mortar at all holding, usually, cinder blocks together that are suppose to be providing a firm foundation for your home. Many people have never been, nor plan on crawling under their crawl space so it goes unseen. If cracks have now become gaps or they were just gaps from the beginning, call us.

Tilting or Leaning Chimney
If we had dollar for every time we have seen the crack/gap created from a tilting or leaning chimney attempted to be fixed by filling it with a mortar or sealant of some sort, trust us.. we’d be quite wealthy by now. If you didn’t pick that up from our passive aggressive statement mortar, caulk, foam… is not the way to fix a chimney in need of TLC. It takes fixing the source of the problem at the foundation with a mix of possible solutions.

Cracks in Foundation Slab

They’re unsightly. We know and we agree. But in addition to unsightly they could also be a tell tale sign of more serious foundation problems. In addition they are a path of least resistance for water and moisture intrusion as well as pest. Quite often the slab may crack after it fully drys out and shrinks from when it was first poured. Many never fix them, but it is best to have it checked out by a professional to make sure there are no underling foundation problems.

Foundation Heave
To follow right in line with the previous problem sign, those foundation cracks could be just a small sign to a much bigger problem. Foundation heaving is when the soil and earth below your foundation is swelling and expanding from either water pressure from plumbing or water draining problems for your entire house, or even from a shift in the earth below. More often then not heaving is misdiagnosed by the untrained eye as soil settling around the heaving which can result in an incorrect and ineffective repair and unfortunately wasted money.

Soil Settlement
Certainly more common than heaving and seen often within the first year or two after a new build. Usually soil settlement under and around a foundation comes from improper foundation laying and compacting of the soil on the builders part, but their are times it is unavoidable from hidden soil problems such as cavities and pockets even further away from the foundation. Either way many of times only basic repairs need to be done after the initial settling of a home, though there are times much more attention is need to fix the foundation.

Soil Erosion
Usually this problem sign is visually obvious but most do not understand the impending damage that can be done to the foundation of a house if soil erosion goes unchecked. We have seen entire foundation walls and even sides of building collapse from erosion eating out the soil beneath a foundation. We can not only ascertain the severity of the erosion but we can stop it from happening further as well as repair the current damage.

Soil Intrusion
If you see soil intruding inside you house, crawl space, or basement then the source of the problem is already far to developed and needs to be addressed immediately. We will be able to find the root of the problem and provide a game plan of how best fix it. If soil is getting in, so too is moisture and pest.

Carbon Fiber Stripping
Carbon fiber stripping has a tensile strength that is on average 3 times higher than steel it self. But we often see other contracts and home owner claiming or believing that it can fix a foundations bowing or heaving walls which is no where near the truth. Carbon fiber stripping is designed to stop a foundational wall problem from progressing and getting increasingly worse. Not even fixing the source of the problem but most likely able to hold it ad bay indefinitely.

Steel Beams
Used more often to address the tilting and leaning or “sliding” of the top or bottom of walls. Where carbon fiber stripping is best when a wall is bowing 2” or less, steel I beams are best when the bulge is 2” – 4”. They are mechanically anchored at the top and bottom and are the perfect solution for a basement with no slab.

Tie-Back Wall Anchors
Where the two previous solutions are designed to assist in a wall from progressing in damage, tie-back anchors are design to fix and return the wall to its original or optimized position. Imagine anchors driven deep into the ground outside and with the removal of the dirt from the outside of the wall, many of times we are able to return the wall to a full vertical position.

Structural Support Piers
These are metal beams placed on top of a solid poured concrete foundation designed to provide additional support inside ones craw space. They are adjustable over time when the need arises versus a set length. More often than not the initial build needed to have more support under the floor joist or the joist need to be replaced from wood rot and will need further support.

Crack & Block Repair
Many small floor cracks measuring 1/16” or smaller can be left as is but to best address them we can seal them to prevent water and pest intrusion. We can also do a method called floor stitching to assist the floor from splitting further. This is all to say that after our evaluation we found no further foundation problems and we can help you, fortunately, with an easy fix.

Complete Wall Rebuild

Most are surprised with how often we actually rebuild full foundation walls, but we can do it. If the foundation problems have progressed this far, usually for multiple problems compiled over time, part of or your entire foundation wall can be rebuilt. This is an extensive process that absolutely needs to be don’t by professionals with the right equipment, training, and experience.
