If we were to pick one problem sign that most all home owners catch, it would be cracks in their foundation walls. The classic stair step crack is most common and could simply be from initial settling of the home and could be very minor, or it could be a sign of a major problem. Most of the time we can simply seal the crack since it is an avenue for moisture intrusion and further support it to assist in preventing it from growing any further.
Gaps in Mortar Joints
At this point, the problem has escalated from cracks to gaps and it certainly needs to be addressed. We also often see joints with… no mortar. You heard that correctly. No mortar at all holding, usually, cinder blocks together that are suppose to be providing a firm foundation for your home. Many people have never been, nor plan on crawling under their crawl space so it goes unseen. If cracks have now become gaps or they were just gaps from the beginning, call us.

They’re unsightly. We know and we agree. But in addition to unsightly they could also be a tell tale sign of more serious foundation problems. In addition they are a path of least resistance for water and moisture intrusion as well as pest. Quite often the slab may crack after it fully drys out and shrinks from when it was first poured.
